Hello Ron  --

        My wife and I bought a home with Ron in 2003. At that time the housing market in this area was very hot! Anything good was being bought almost immediately. Ron's website enabled us to do most of our own research, complete with photos and street addresses so that we could "drive by". My wife was totally exhausted with the process and we were about to buy something that we really were not  that excited about. I saw our current home the morning it was listed, went to show Diana. She said "No I can't look at another house". Because of the photos I told her that I could buy this one sight unseen. Well that got her attention!!! We saw it that day on our lunch hour and signed

I love the website you offer.  It is a great to be able to specify what we are looking for by putting in the information that is important to us. We can choose towns, type of home, amount we would like to spend and how many bed rooms or bathrooms. I love to look at the pictures of the rooms and surrounding property. It gives the user a better understanding of the property before going out to look at it. This saves valuable time when searching for a specific type of location. It is also important to me to be able to know the size of the rooms before hand so that I know if it would fit my needs.

I would like to say how convenient and helpful Mr. Waterfall's website is.  I have seen many sites but
they don't compare with his.  He not only gives you the location of the property, which most don't,
because they probably don't trust the consumer, but also his market summary is great.  It's very helpful to know what the selling prices were of  homes in areas that you are interested in.  I feel his site makes you an educated consumer!

I think the website is a wonderful service you offer, unlike any personal website I've seen by any other realtor (and I subscribe to several other sites, including F.R.E.D). It is especially helpful that you show homes that are currently under contract or pending -- since I know from past experience, if you get listings from other sources they are not always available for showing.  And, as an "interested" homeowner, I'm always curious to see what other comparable homes in my area have sold for -- so I love the fact that I can view sold properties as well.  Your website is definitely something that sets you well apart from other realtors in the area of "service."  It's a great service feature and I loveseeing the new/updated listings each day. It shows that you really care about giving your clients (or future clients) what is important to them in a non-threatening and non-pushy way. And, having bought and sold homes in the past, I for one know how important it is to find a realtor who cares and offers good service. Lynn and I would like to bring to you words of recognition.  We have been consulting for quite some time now the most friendly, useful and well-documented real estate web site we have ever been to: Ron Waterfall-Homes / Coldwell Banker. We are primarily interested in buying a family house in the near future, but might also be tempted by a land / lot where a new house could be built.

 

Your web site offers us a choice for all of it. It is amazing how easy it is to pinpoint the city where you want to live, indicate the range of money you plan to spend for your dream house, press the search button and start having an opinion as to whether or not a given house could suit us.

 

Moreover and unlike other realtors' web sites, yours carries a unique feature. It indicates the status of the property: new, active, Contingency to sell etc...

This prevents us to spend unnecessary time trying to buy a home already sold.

 

What we also like very much is the link to the local map which instantaneously shows where the house is located.

 

We are sometimes missing pictures for a given property. i.e., 4 pictures for the garden and just 2 inside the house, or a couple of pictures are blurred..., but all in all,...

and thanks to your web "favorites" option, choices we are going to make, can be stored, and reassessed at leisure. It is so convenient! and we are convinced that at least one of these preferred home will be fulfilling our expectations.

 

We already bought a house via Coldwell Banker and beside the key features of your web site, we must say you drove the decision that helped us finding a sweet spot at this time.

Ron, I remember the days when the only way to shop for a home was to meet with a realtor, look through the MLS book and drive to each property. Thanks to you and your website, I can now shop at my leisure, day or night and have all of the MLS info and much more. This is about the easiest interactive site I have used. The greatest thing about it is the ease of setting and changing my search parameters to help me find the exact home I'm looking for. It gives facts, pictures, descriptions and lots of useful information in a Simple, easy to see format that any computer can open with ordinary tools and the user in front of it can easily understand. On June 1, 1997, a new agency law (Public Act 96-159) was enacted in the State of Connecticut that affects real estate brokerage practices. The new law essentially limits a former standard method of real estate brokerage practice know as subagency whereupon brokers and agents represent only sellers in a real estate transaction. Public Act 96-159 established a new agency alternative commonly called buyer agency whereupon brokers and agents can represent not only seller and landlords, but buyers and tenants as well. A signed listed agreement is necessary for seller or lordlord representation; a signed buyer or tenant agency agreement is necessary for buyer or tenant representation.
