On June 1, 1997, a new agency law (Public Act 96-159) was enacted in the State of Connecticut that affects real estate brokerage practices. The new law essentially limits a former standard method of real estate brokerage practice know as subagency whereupon brokers and agents represent only sellers in a real estate transaction. Public Act 96-159 established a new agency alternative commonly called buyer agency whereupon brokers and agents can represent not only seller and landlords, but buyers and tenants as well. A signed listed agreement is necessary for seller or lordlord representation; a signed buyer or tenant agency agreement is necessary for buyer or tenant representation.
